Sunken Concrete is Both a Safety Hazard and a Liability

Because an uneven concrete slab is a trip hazard, this is a repair you don’t want to postpone. If someone trips and gets injured you could find yourself facing a lawsuit.

Bay Area Underpinning is able to lift concrete slabs in San Jose, CA including, but not limited to…

Benefits Of Concrete Lifting Via Polyurethane Foam Injection

The benefits of concrete lifting – also known as slabjacking or polyurethane foam injection – are many, including:

  • It’s a repair that lasts. The foam used to lift a sunken concrete slab is light as a feather and won’t add additional weight to soil that is already struggling to hold up a heavy slab.
  • It’s cost-effective. It’s less expensive to lift a slab using polyurethane foam injection than it is to dig up and replace the slab.
  • Most jobs can be completed in just a few hours. After the slab has been fixed, you can immediately start using it. No down time.
  • It won’t leach chemicals into the soil.  This makes polyurethane foam a green solution.
  • Uneven concrete just looks good! Sunken, uneven concrete is an eyesore.

What Causes Concrete Slabs To Sink Or Become Uneven?

Concrete slabs sink and become uneven for various reasons including…

Too much water in the soil. Water can cause soil erosion and leave behind voids. The slab sinks into the voids and becomes uneven.

The soil under the slab is weak. Some types of soil aren’t strong enough to support a heavy slab.

Expansive soil. Expansive soil expands as it absorbs water and contracts as it dries out. Over time this swelling-shrinking cycle can result in an uneven slab.

Invasive tree roots. This happens when large roots push against a slab and cause sections of it to become uneven.

What are the Different Ways to Lift a Concrete Slab?

Today, there are two ways to lift a sunken concrete slab: Polyurethane foam injection and mudjacking. Mudjacking is the “old school” way of fixing a sunken slab and isn’t as common as it once was. Most contractors today use polyurethane foam injection to lift sunken slabs. Of course, another way of repairing a sunken slab is to dig it up and replace it. However, this is expensive and time consuming.

Mudjacking

Mudjacking used to be the go-to method for fixing sunken slabs. The main problem with mudjacking is the weight of the cement slurry used to lift the slab. It weighs a lot, and if the slab became uneven because weak soil wasn’t able to support it, mudjacking could make the problem worse.

Concrete Replacement

Replacing a slab means digging up the old one and pouring new concrete. This solution is both expensive and time consuming. You can’t use a freshly poured concrete slab right away because it needs time to harden. Also, if the slab became uneven because of weak soil, the same thing will happen to the new slab.

Polyurethane Foam Injection

Polyurethane foam injection (also known as ‘’slabjacking’’) is a fast, minimally-invasive technique for lifting sunken concrete slabs. Most repairs can be completed in a few hours and then the slab is ready for use. It’s also less expensive than tearing up and replacing the slab.

The team I worked with at BAU was great. I hired them to repair some minor vertical and horizontal foundation cracks that were found in a recent general home inspection. Everyone who came out was upbeat, professional, punctual, thorough, and highly detailed. Hunter came out first to check the entire foundation and give a free estimate. They then split the work up into two dates, and each crew was great. Michael and James came out first for the initial round, and then Alexander and Gabe came out to wrap up the last few areas. The guys were always on time, which is greatly appreciated. Both repair teams also did their own additional checks of the surrounding areas, also greatly appreciated. They were also able to provide before and after pictures, and were respectful of the property.

I had Joe inspect the crawlspace of my home, and I couldn't be more satisfied with the experience. First off, he did the inspection for free, which is rare these days! Joe was professional, punctual, and thorough in his inspection, explaining everything he found in a way that was easy to understand. He took the time to ensure I knew what was going on beneath my home and didn't push any unnecessary services. I highly recommend him for anyone in need of an honest and detailed inspection. Definitely a 5-star experience!"
