Benefits Of Concrete Lifting Via Polyurethane Foam Injection
The benefits of concrete lifting – also known as slabjacking or polyurethane foam injection – are many, including:
- You only need to do it once. Another method of lifting concrete called “mudjacking” uses a heavy cement
- It won’t break the bank. Polyurethane foam injection is less expensive that replacing the slab.
- Most repairs take only a few hours. Polyurethane foam injection is a fast procedure and once it’s complete, you can immediately start using the slab again.
- It doesn’t harm the environment. Polyurethane foam is a green solution that won’t release harmful chemicals into the soil.
- Even concrete just looks good! Sunken, uneven concrete is an eyesore.
What Causes Concrete Slabs to Sink or Become Uneven?
Concrete slabs sink and become uneven for a variety of reasons including…
Too much water under the slab. Water can wash away the soil creating voids that the slab will then sink into.
Weak soil. Not all soils can support the weight of a heavy concrete slab.
Expansive soil. Expansive soil expands as it absorbs water and then shrinks by that same amount when it dries out. Over time this swelling-shrinking cycle can cause slabs to become uneven.
Invasive tree roots. The tree’s roots push against the slab and eventually cause sections of it to become uneven.
What are the Different Ways to Lift a Concrete Slab?
Traditionally, uneven slabs were repaired either via “mudjacking”, or by digging up the sunken slab and pouring new concrete. Neither one of these methods was the best solution though and that’s why almost all concrete slabs are now lifted using polyurethane foam injection.
Mudjacking
Mudjacking uses a heavy cement slurry to raise the slab and this is a problem because the slurry isn’t exactly lightweight. If the soil was already failing to support the slab, adding more weight isn’t going to help.
Concrete Replacement
Replacing a slab means digging up the old one and then pouring new concrete. This is an expensive and time-consuming repair though. Freshly poured concrete takes time to dry and harden (i.e., cure). So, you won’t be able to use the new slab right away. Also, if the slab became uneven because the soil was weak, the new slab will eventually sink as well.
Of course, you should never add new concrete on top of a slab in order to even it out. This will only add more weight to an already sinking slab.
Polyurethane Foam Injection
Polyurethane foam injection (also known as ‘’slabjacking’’) is an inexpensive, minimally-invasive procedure that injects a lightweight foam under the sunken slab in order to lift it. It’s a quick repair, and when it’s done you can start using the slab again right away.

We recently purchased a home in San Jose. In the report it stated that our home was fine and no foundation issues were noted. Upon moving in my wife noticed some cracks started to appear on the walls around the house. We contacted Bay Area underpinning to have them come and inspect our house. A couple of days before our appointment, Jim Rivera gave us a call to confirm the day and time of the appointment. This was the first positive experience we had with Jim and BAU. On the day of the appointment Jim called to let us know that he was 30 minutes away and showed up right on time. Once he arrived he listened to the issues we were noticing and then he went to work. He brought in some hi-tek tools and explained to us what the readings meant. Jim was extremely thorough and personable. He clearly has a lot of knowledge and showed us a bunch of photos that he took while he was in our crawlspace as well as photos of some exterior things that he noticed. Overall he said our home was in great condition with only minimal issues that we should address. He was very patient in answering all of our questions and provided us with a quote when he was finished. We were pleasantly surprised that the cost was very reasonable and comes with a lifetime warranty. We will be giving our business to Jim and Bay Area Underpinning. As a new home owner we were terrified of what the cost could be to fix our home. Jim really helped us understand what was going on and we would suggest that anyone who is having similar foundation issues like ours, we highly recommend that you should call Jim Rivera and Bay Area Underpinning.

I will sleep much better tonight. I noticed a crack in my foundation and called Bay Area Underpinning. Hunter came out and walked the entire property and went underneath my house. He identified one other issue that I knew about besides the crack and told me they could fix that too. I had no idea you can call structural engineers for chimneys. His quote was fair to me and you can't beat the warranty and financing. Today Jesus Villagomes and Erick Baez came out and fixed the crack, they also looked around underneath and reassured me AGAIN that my house was in good shape. Because I caught it early they were able to fill the crack and then add a carbon fiber exposy seal. They also sealed the crack from the outside, even though they had already filled it in under the house. They were professional, answered all my questions, no matter how many and honestly were just pleasant to work with. They also explained my maintenance plan so I knew what to expect. I would absolutely recommend this entire team, to stay professionally kind in high heat is amazing. The Chimney job is pending and again, I'm ahead of the curve and not waiting for it to get worse.

Several months ago, I noticed that doors in my house were no longer closing and latching. Specifically, my front door no longer locked completely. Once I got it fully locked I could no longer open my front door anymore, so I knew I had foundation issues. I called Bay Area Underpinning to come look at my foundation and do some measurements. We discovered that my front living room was sinking approximately one and a half to 2 inches. The crew, Lance Sladek, Jake Hall, and Eddie Shaw, crawled under my house and dug 30 to 40 foot holes in the ground to install piers that would lift my foundation. These gentlemen worked in very cramped dirty conditions in 90-100° weather. I was extremely happy with their work and their dedication to doing the job correctly. My after the foundation lift, my front door as well as several other doors in my home were able to close and latch again.

After careful inspection, their agent, Richard, told me the truth, which was that my crawlspace was fine, that I had no problem with moisture or settling. And then he took the time to show me why. He could have tried to sell me on doing a lot of work, but he didn't. This kind of honesty is impressive! Call Bay Area Underpinning to inspect your crawlspace. You can trust them. If they say it needs work, hire them to do it. I am almost sorry I couldn't!

Thank you Bay Area Underpinning for saving the day! I was in a challenging and prolonged situation since going into contract with EagleLift for the stabilization/lift for my house. After a long permit process and continuously delayed start dates, I was informed that EagleLift had been acquired by Groundworks and I’d have to wait a few more month before any progress could happen. It was a deeply frustrating process but the EagleLift team was able to connect us with Bay Area Underpinning (another Groundworks company) who were able to take over and expedite the project. To my surprise, James T. from BAU reached out quickly and assigned a team to come to my house within a week! The team that ended up working on the house, specifically Ish, John and Abel were exceptional. They were diligent, knowledgable, friendly and deeply considerate. They are truly pros who knocked the project out in no time which was reassuring since I was nervous that this project was gonna stretch into the rainy season. My house feels so stable now (minimal cracks too) and the considerable slope is now practically nonexistent! After careful review of several contractors, we chose Bay Area Underpinning and so glad we did! The entire process was smooth from the sales engineer estimate to the completion of the job, the communication was outstanding all along from day to day and ourblift was a big job with a full week of labor intensive work. The team I worked with at BAU was great. I hired them to repair some minor vertical and horizontal foundation cracks that were found in a recent general home inspection. Everyone who came out was upbeat, professional, punctual, thorough, and highly detailed. Hunter came out first to check the entire foundation and give a free estimate. They then split the work up into two dates, and each crew was great. Michael and James came out first for the initial round, and then Alexander and Gabe came out to wrap up the last few areas. The guys were always on time, which is greatly appreciated. Both repair teams also did their own additional checks of the surrounding areas, also greatly appreciated. They were also able to provide before and after pictures, and were respectful of the property.
