If someone on your property trips, falls and gets injured, you could find yourself facing a lawsuit. So, you’ll want to take care of uneven concrete as soon as possible.

Benefits Of Concrete Lifting Via Polyurethane Foam Injection

The benefits of concrete lifting – also known as slabjacking or polyurethane foam injection – are many, including:

  • You won’t need to redo the repair. Many times concrete slabs sink because the soil isn’t able to hold them up. Other repair solutions such as replacing a slab, and a procedure known as mudjacking, don’t address this problem. This means you might have to redo the repair at some point. Polyurethane foam injection is lightweight and able to permanently hold up a slab.
  • It’s a cost-effective solution. Slabjacking – as polyurethane foam injection is commonly called – is less expensive than replacing the slab.
  • It usually only takes a few hours. Most lifting jobs using polyurethane foam injection only take 2-3 hours.
  • It’s lightweight. Polyurethane foam is an extremely lightweight substance that’s able to lift a slab without adding extra weight to the soil.
  • It’s an environmentally-friendly, green solution. The polyurethane foam won’t release harmful chemicals into the soil.
  • Even concrete just looks good! Sunken, uneven concrete is an eyesore.

What Causes Concrete Slabs To Sink Or Become Uneven?

Concrete slabs sink and become uneven for a variety of reasons including…

There’s too much water under the slab. This can wash away the soil and leave behind voids which the slab will then sink down into.

The soil isn’t strong enough to support a slab. Some soil types simply aren’t able to support a heavy concrete slab. If so, it will eventually start to sink and become uneven.

Expansive soil. Expansive soils expand as they soak up water and then shrink when they dry out. This swelling/shrinking cycle is usually seasonal, and it causes movement in the soil under the slab. This movement can lead, over time, to uneven slabs.

Invasive tree roots. Tree roots can push up against a slab and cause sections of it to become uneven.

What are the Different Ways to Lift a Concrete Slab?

Prior to polyurethane foam injection, uneven concrete slabs were fixed by either digging up the slab and replacing it, or via a repair method commonly referred to as ”mudjacking”. Neither one of these methods was the perfect solution though. That’s why, today, most uneven slabs are raised using polyurethane foam injection.

Mudjacking

Mudjacking involves injecting a cement slurry under the slab in order to raise it. The problem with mudjacking is the fact that the cement slurry isn’t exactly lightweight. If the soil was already struggling to hold up the slab, adding more weight to it in the form of a heavy, cement slurry is only going to cause it to sink even deeper into the soil.

Concrete Replacement

Replacing a sunken concrete slab means tearing up the uneven slab and then pouring a new one. This method has two problems though. One, it’s an expensive, time-consuming fix because you have to dig up the old slab and then pour fresh concrete. Since freshly poured concrete takes time to dry and harden, that means a certain amount of downtime before you can use the new slab. Two, if the old slab became uneven because of weak soil, the new one will as well.

Polyurethane Foam Injection

Polyurethane foam injection (also known as ‘’slabjacking’’) is a fast repair that usually only takes a few hours. It involves drilling small holes in the concrete (which will be filled in later) and then injecting the ultra-lightweight polyurethane foam under the slab. The foam expands almost immediately and this is what lifts the slab back up. As soon as the repair is complete, you can start using the slab again.

Our house is 85 years old and has some cracking on the stucco, so I called for a free inspection to see if the problems were something we need to be concerned about. Daniel, our inspector, was prompt and friendly and explained everything he was doing and seeing as he took measurements and inspected the foundations. He said that while there are things we can do for earthquake retrofitting (and he did recommend a separate company for that if we wanted to do it) our problems were mostly cosmetic and nothing to worry about. He also took his measurements to be scanned in at his office and kept on file so that we can have him back out for another inspection in the future to compare, again, purely at our discretion. He was respectful, friendly, and straightforward and answered all of my questions. I'd definitely recommend them.
