At Bay Area Underpinning we’ve been lifting concrete slabs including sidewalks, pool decks, and driveways in Davis since 2005.

We use a procedure called polyurethane foam injection (or slabjacking for short) to lift settled concrete slabs. It’s less expensive than replacing a slab, and it won’t add extra weight to the soil the way ”mudjacking” does.

If you have an uneven slab, contact us today and we’ll mak again ie it safe again no time flat. Most repairs only take a few hours. If you don’t have time to read through this entire page, scroll down and at least read our customer reviews!

Sunken Concrete is Both a Safety Hazard and a Liability

You no doubt share our view that sunken concrete is ugly. However, it’s also a trip hazard. It someone trips, falls, and gets injured on your uneven slab you could find yourself facing a lawsuit. Therefore, we don’t recommend you put this repair on the back burner.

We are able to lift sunken or settled concrete slabs in Davis, CA including, but not limited to…

Benefits Of Concrete Lifting Via Polyurethane Foam Injection

The benefits of concrete lifting – also known as slabjacking or polyurethane foam injection – are many, including:

  • You won’t need to redo this repair. Concrete slabs often sink because the soil isn’t able to hold them up. You see, all soils are not alike. Some are stronger than others. So, if the slab sunk because the soil was weak, digging up and replacing the slab isn’t going to be a lasting fix because the new slab will eventually sink as well. Same with mudjacking. It uses a concrete slurry to lift the slab and that means adding more weight to soil that wasn’t able to support the slab to begin with. That’s not a lasting solution. In fact, it could make the slab sink even more. In contrast, polyurethane foam is super lightweight. It’s able to lift a slab without burdening the soil with additional weight.
  • Slabjacking is a cost-effective solution. It will cost you more to dig up and replace the slab.
  • Most repairs take only a few hours. While there are exceptions, of course, the fact is that most slabjacking repairs only take a few hours.
  • Polyurethane foam is lightweight. It won’t add extra weight to the soil in the way that mudjacking does with its heavy cement slurry.
  • Polyurethane foam won’t harm the environment. Polyurethane foam does not leach harmful chemicals into the soil. Therefore, it’s an environmentally-friendly solution you can feel comfortable using.
  • Even concrete just looks good! Sunken, uneven concrete is an eyesore.

What Causes Concrete Slabs To Sink Or Become Uneven?

Concrete slabs sink and become uneven for a variety of reasons including…

Too much water under the slab. Drainage problems can wash away the soil under a slab and allow voids to form. The slab then sinks into them and becomes uneven.

Weak soil. There are a variety of soils out there under concrete slabs. Some of them are strong and can support a heavy slab, while others are weak and cannot.

The soil under the slab is expansive. Expansive soils are those that swell as they soak up water and shrink as they dry out. This results in soil movement which can cause a slab to become uneven.

Invasive tree roots. This is where tree roots push against the slab and cause sections of it to become uneven. You’ve probably seen this many times in your life.

What are the Different Ways to Lift a Concrete Slab?

Today, the most common method of lifting a concrete slab is polyurethane foam injection. However, this wasn’t always the case. Traditionally, sunken slabs were fixed by either replacing the slab, or via a technique we’ve already mentioned: mudjacking. However, both these methods had their drawbacks, and this is why today, most slab lifting is done via polyurethane foam injection.

Mudjacking

Mudjacking lifts the slab by injecting a cement slurry – made out of soil, water, and cement – under it. But, the slurry is heavy because it contains cement. So, if the slab sunk because the soil couldn’t hold it up, mudjacking is the last thing you want to do because it burdens the soil with even more weight.

Concrete Replacement

This fix involves digging up the sunken slab and replacing it with a new one. That means pouring new concrete, which takes time to dry. Therefore, this is a time-consuming procedure and you won’t be able to use your new slab right away. Another problem with replacing the slab involves the fact that slabs often sink because the soil can’t hold them up. Replacing the slab doesn’t address this issue, and the new slab could eventually start to sink as well.

One thing you should never do is pour fresh concrete onto a sunken slab in order to even it out. This just adds more weight to the slab and will almost certainly cause it to sink even more.

Polyurethane Foam Injection

Polyurethane foam injection (also known as ‘’slabjacking’’) uses a very lightweight foam to lift the slab. The procedure involves drilling small holes into the concrete (don’t worry, they’ll be filled in later), and then injecting the foam underneath the slab. The foam begins to expand almost immediately and this is what lifts the slab back up. Most repairs usually take no more than a few hours, and as soon as the repair is complete you can begin using the slab again.

Foreman Andrew is incredible and a leader. We hired BAU to perform a whole house underpinning job from December 2022-March 2023. Our recently purchased 1950's home sat on expansive clay soil and had been settling for decades. The project was a big job and complicated by the winter rains that occurred throughout many days of the project. Andrew was extremely professional, knowledgeable about every aspect of the job and managed the entire project class and skill. He communicates very effectively and is transparent to assuage any concerns that we had on the project. He also shows up earlier than anyone, and works the entire day, rain or shine, in the mud and trenches with his team. This leadership was impressive. Since the completion of our project, he has remained available and came out to make some minor adjustments promptly and free of charge. Without any hesitation, I would entrust BAU to do my foundation work with the demand that Andrew lead the project. Thank you Andrew and your crew for a job well done.

I recommend Bay Area Underpinning for an important reason: honesty. After careful inspection, their agent, Richard, told me the truth, which was that my crawlspace was fine, that I had no problem with moisture or settling. And then he took the time to show me why. He could have tried to sell me on doing a lot of work, but he didn't. This kind of honesty is impressive! Call Bay Area Underpinning to inspect your crawlspace. You can trust them. If they say it needs work, hire them to do it. I am almost sorry I couldn't!
