What Causes Concrete Slabs To Sink Or Become Uneven?

Drainage problems. Too much water in the soil under the slab can lead to erosion, voids, and eventually, a sunken slab.
Weak soil. Certain types of soil are simply unable to hold up a heavy concrete slab.
Expansive soil. Expansive soils are those that expand as they soak up water, and shrink as they release it and dry out. This swelling/shrinking cycle can eventually lead to an uneven slab.
Invasive tree roots. You can probably guess how this happens. The roots push against the slab and cause sections of it to become uneven.
What are the Different Ways to Lift a Concrete Slab?
Prior to polyurethane foam injection, uneven slabs were lifted either by digging up and replacing the slab, or via a repair method called “mudjacking”. However, both solutions have their drawbacks, and that’s why, today, almost all sunken slabs are lifted using polyurethane foam injection.
Mudjacking
Mudjacking involves drilling holes in the concrete, and then injecting a cement slurry under the slab in order to lift it back up. The main drawback of mudjacking is the weight of the slurry. It’s heavy because it contains cement. If the soil under the slab was already struggling to support the weight of the concrete, adding even more weight via mudjacking isn’t going to help. It could even cause the slab to sink further into the soil, and then you’d be looking at another repair.
Concrete Replacement
Another method used prior to polyurethane foam injection involved simply digging up the sunken slab and pouring a new one. However, this is both an expensive and time-consuming solution. Newly poured concrete needs time to dry and harden, and that means it can’t be used right away. Also, if the slab became uneven because the soil wasn’t able to support it, the same thing will happen with the new slab.
Never attempt to add fresh concrete to an uneven slab in order to even it out. All you’ll be doing is adding more weight to soil that’s already having trouble holding up a slab.
Polyurethane Foam Injection
Polyurethane foam injection (also known as ‘’slabjacking’’) is a minimally-invasive solution for lifting and leveling concrete that involves drilling small holes in the concrete (they’ll be covered later), and then injecting the rapidly-expanding foam. The foam then lifts the slab back into position. It’s a fast repair – most jobs usually take no more than a few hours – and when it’s done you can immediately start using the slab again.
