Crawl space foundation problems happen for various reasons including,
- Your home’s interior crawl space support posts were installed in expansive soil. Expansive soil swells as it absorbs water and then shrinks by that same amount when it dries out. This seasonal swelling-shrinking cycle creates movement and can cause support posts to settle.
- There’s excess water in the soil around your home’s foundation that isn’t able to drain off. Water gets into the crawl space and softens the ground supporting the pier blocks.
- There’s deterioration in the screw jack base. This can happen when the screw jacks were improperly installed and don’t have protection from corrosion.
- Bad design. Sometimes, the design didn’t include enough support for the floor.
Crawl Space Foundation Repair Methods
We use screw jacks to repair sagging crawl spaces. They come in various sizes and weight capacities. Because the existing piers blocks are usually in good shape, they probably won’t need to be replaced. We just remove the posts or deteriorated screw jacks and then replace them. Once we do that, the floor can be lifted.

Thank you Bay Area Underpinning for saving the day! I was in a challenging and prolonged situation since going into contract with EagleLift for the stabilization/lift for my house. After a long permit process and continuously delayed start dates, I was informed that EagleLift had been acquired by Groundworks and I’d have to wait a few more month before any progress could happen. It was a deeply frustrating process but the EagleLift team was able to connect us with Bay Area Underpinning (another Groundworks company) who were able to take over and expedite the project. To my surprise, James T. from BAU reached out quickly and assigned a team to come to my house within a week! The team that ended up working on the house, specifically Ish, John and Abel were exceptional. They were diligent, knowledgable, friendly and deeply considerate. They are truly pros who knocked the project out in no time which was reassuring since I was nervous that this project was gonna stretch into the rainy season. My house feels so stable now (minimal cracks too) and the considerable slope is now practically nonexistent! I will sleep much better tonight. I noticed a crack in my foundation and called Bay Area Underpinning. Hunter came out and walked the entire property and went underneath. He identified one other issue that I knew about besides the crack and told me they could fix that too. I had no idea you call structural engineers for chimneys. His quote was fair to me and you can't beat the warranty. Today Jesus Villagomes and Erick Baez came out and fixed the crack, they also looked around underneath and reassured me AGAIN that my house was in good shape. Because I caught it early they were able to fill the crack and then add a carbon fiber exposy seal. They also sealed the crack from the outside, even though they had already filled it in under the house. They were professional, answered all my questions, no matter how many and honestly were just pleasant to work with. They also explained my maintenance plan so I knew what to expect. I would absolutely recommend this entire team, to stay professionally kind in high heat is amazing.

I had a great experience with Bay Area Underpinning. They fixed my foundation, which was a substantial job, in a matter days, and did all of the engineering and permitting at a very fair price. I cannot say enough good things about Tyler, Angelo, and Louise, who did all the hard work. They were on time each day, very diligent, and patiently answered all of my questions. Then, when the job was finished, they cleaned the work area and left it in a better condition than they found it. That was awesome, and tells you what you need to know about these guys and the company. I couldn't be happier.
