Crawl space foundation problems happen for various reasons including,
- Your home’s interior crawl space support posts were installed in expansive soil. Expansive soil swells as it absorbs water and then shrinks by that same amount when it dries out. This seasonal swelling-shrinking cycle creates movement and can cause support posts to settle.
- There’s excess water in the soil around your home’s foundation that isn’t able to drain off. Water gets into the crawl space and softens the ground supporting the pier blocks.
- There’s deterioration in the screw jack base. This can happen when the screw jacks were improperly installed and don’t have protection from corrosion.
- Bad design. Sometimes, the design didn’t include enough support for the floor.
Crawl Space Foundation Repair Methods
We use screw jacks to repair sagging crawl spaces. They come in various sizes and weight capacities. Because the existing piers blocks are usually in good shape, they probably won’t need to be replaced. We just remove the posts or deteriorated screw jacks and then replace them. Once we do that, the floor can be lifted.

Their inspector Aaron was super thorough in assessing the damage and explained everything in detail. Then, the repair crew of Eric, Jesus, and Andrew came in and knocked out the entire job in a day — a huge relief considering we had a ton of other work we need to get done before moving in. The work is not cheap, but they offer financing options and stand by their work, so I feel very good about the entire job.

I had a great experience with Bay Area Underpinning. They fixed my foundation, which was a substantial job, in a matter days, and did all of the engineering and permitting at a very fair price. I cannot say enough good things about Tyler, Angelo, and Louise, who did all the hard work. They were on time each day, very diligent, and patiently answered all of my questions. Had BAU take care of a chimney that was leaning away from my home, fix my front door which would jam at times of the year and relevel my floors. This was my second time working with BAU who installed screw jacks and leveled my floors several years ago. This time, Juan took a look at the problem areas, took measurements, made recommendations that fit my needs and budget and answered all my questions. Gonzalo and team came to work on my property. They worked quickly to install piers under the chimney and in the crawl space. They put tarp down to keep the house clean in the areas they needed access and cleaned up after themselves each day on the job. They answered my questions and throughly explained the problems and solutions they would implement to level the floor. Several months ago, I noticed that doors in my house were no longer closing and latching. Specifically, my front door no longer locked completely. Once I got it fully locked I could no longer open my front door anymore, so I knew I had foundation issues. I called Bay Area Underpinning to come look at my foundation and do some measurements. We discovered that my front living room was sinking approximately one and a half to 2 inches. The crew, Lance Sladek, Jake Hall, and Eddie Shaw, crawled under my house and dug 30 to 40 foot holes in the ground to install piers that would lift my foundation. These gentlemen worked in very cramped dirty conditions in 90-100° weather. I was extremely happy with their work and their dedication to doing the job correctly. My after the foundation lift, my front door as well as several other doors in my home were able to close and latch again.

Foreman Andrew is incredible and a leader. We hired BAU to perform a whole house underpinning job from December 2022-March 2023. Our recently purchased 1950's home sat on expansive clay soil and had been settling for decades. The project was a big job and complicated by the winter rains that occurred throughout many days of the project. Andrew was extremely professional, knowledgeable about every aspect of the job and managed the entire project class and skill.He communicates very effectively and is transparent to assuage any concerns that we had on the project. He also shows up earlier than anyone, and works the entire day, rain or shine, in the mud and trenches with his team. This leadership was impressive. Since the completion of our project, he has remained available and came out to make some minor adjustments promptly and free of charge. Without any hesitation, I would entrust BAU to do my foundation work with the demand that Andrew lead the project. Thank you Andrew and your crew for a job well done.
