- Your home’s interior crawl space support posts were installed in expansive soil. Expansive soil swells as it absorbs water and then shrinks by that same amount when it dries out. This seasonal swelling-shrinking cycle creates movement and can cause support posts to settle.
- There’s excess water in the soil around your home’s foundation that isn’t able to drain off. Water gets into the crawl space and softens the ground supporting the pier blocks.
- There’s deterioration in the screw jack base. This can happen when the screw jacks were improperly installed and don’t have protection from corrosion.
- Bad design. Sometimes, the design didn’t include enough support for the floor.
Crawl Space Foundation Repair Methods
We use screw jacks to repair sagging crawl spaces. They come in various sizes and weight capacities. Because the existing piers blocks are usually in good shape, they probably won’t need to be replaced. We just remove the posts or deteriorated screw jacks and then replace them. Once we do that, the floor can be lifted.

After careful inspection, their agent, Richard, told me the truth, which was that my crawlspace was fine, that I had no problem with moisture or settling. And then he took the time to show me why. We had Daniel come out to take a look at our foundation to see if there were any issues that needed to be fixed under our home (a second opinion). After our first inspection we were told there were numerous issues that needed to be fixed that surely would have cost us thousands. We were considering the Earthquake Brace and Bolt program so the first inspection was a recommended foundation company through the EBB program. Daniel came out and took his time measuring the house on the exterior and interior. He was super meticulous and took settling measurements and also went under our home and took photos of the foundation. He sat with us after and explained everything to us. Turns out our foundation is stable and not needing any work. Daniel was super professional and knows his trade very very well. He was very honest. I now have a company I would call back in a heart beat if I needed to have any foundational work done. I will also recommend them to any neighbors that need this kind of company. The estimate was free as well and Daniel also had no hesitation crawling under the house on a 101 degree day to check things out. 5 star company here. Do not hesitate and call them! -Nicole San Ramon

Thank you Bay Area Underpinning for saving the day! I was in a challenging and prolonged situation since going into contract with EagleLift for the stabilization/lift for my house. After a long permit process and continuously delayed start dates, I was informed that EagleLift had been acquired by Groundworks and I’d have to wait a few more month before any progress could happen. It was a deeply frustrating process but the EagleLift team was able to connect us with Bay Area Underpinning (another Groundworks company) who were able to take over and expedite the project. To my surprise, James T. from BAU reached out quickly and assigned a team to come to my house within a week! The team that ended up working on the house, specifically Ish, John and Abel were exceptional. They were diligent, knowledgable, friendly and deeply considerate. They are truly pros who knocked the project out in no time which was reassuring since I was nervous that this project was gonna stretch into the rainy season. My house feels so stable now (minimal cracks too) and the considerable slope is now practically nonexistent! The team I worked with at BAU was great. I hired them to repair some minor vertical and horizontal foundation cracks that were found in a recent general home inspection. Everyone who came out was upbeat, professional, punctual, thorough, and highly detailed. Hunter came out first to check the entire foundation and give a free estimate. They then split the work up into two dates, and each crew was great. Michael and James came out first for the initial round, and then Alexander and Gabe came out to wrap up the last few areas. The guys were always on time, which is greatly appreciated. Both repair teams also did their own additional checks of the surrounding areas, also greatly appreciated. They were also able to provide before and after pictures, and were respectful of the property.

BAU did a great job on my ADU that had a serious moisture problem that was causing the building to deteriorate. I couldn't remove the tile without replacing it all at a large expense so they did the whole job in a very cramped crawl space. The guys they sent out were great and finished with everything in one day!!!

Pre-Visit Confirmation ***** – Email, text and phone calls to confirm the time and prep me for the visit. Incredible. Nobody is doing this right these days and BAU absolutely has it nailed down. 3. Estimator ***** – I wish I could offer more than 5 stars. Joe Le Bel is the most professional tradesman I've met in a long time. Others are good too, but Joe is the gold standard. He sat with me to ask what I was concerned about and what was important to my family. Who does that???? Oh yeah, Joe did. So comforting. Joe was professional and respectful of our space. Was careful to be conscientious about where he placed his gear, tools and instruments. Super clean going under the house without tracking dirt and debris back into the house. (The inspectors from HomeGuard could definitely take notes on this!) Then, once Joe finished, he sat down with us and talked us through all the different aspects off his inspection. What an extremely positive interaction. I would 100% recommend BAU and Joe. Can't get any better than this. Thanks BAU for a great culture of excellence. I had a great experience with Bay Area Underpinning. They fixed my foundation, which was a substantial job, in a matter days, and did all of the engineering and permitting at a very fair price. I cannot say enough good things about Tyler, Angelo, and Louise, who did all the hard work. They were on time each day, very diligent, and patiently answered all of my questions. Then, when the job was finished, they cleaned the work area and left it in a better condition than they found it.
