The crawl space literally holds up your home and it needs proper maintenance to remain functional. A well-maintained crawl space that has been waterproofed and encapsulated can even be used as additional storage space.

If your home has a sagging crawl space caused by deteriorated screw jacks, our in-house crawl space repair experts can help. The deteriorated screw jacks will be removed and replaced with new ones. Once this is done, the floor can be lifted.

In addition to crawl space repair, we also offer foundation repair, and other specialty services for homeowners around Northern California.

Common Signs of Crawl Space Issues

The following are common signs indicating a problem in the crawl space. Some of these signs are easily overlooked. Be on the lookout for the following:

  • Foundation and floor cracks
  • Drywall cracks
  • Sloping floors
  • Wood rot
  • Musty smell in the crawl space
  • Increased indoor humidity
  • High energy bills
  • Rodent infestation
  • Insect problems
  • Water problems
  • Misaligned doors and windows

Other Services Offered by Bay Area Underpinning in Sacramento, CA

Resistance Push Pier Installation

If you’re having foundation settlement issues, resistance push piers are an excellent way to strengthen the foundation. Once the piers are in place, the foundation can be raised. Push piers are probably the most widely-used solution for foundation settlement.

Slabjacking

Also known as concrete lifting, slabjacking is a technique used to lift sunken concrete slabs such as driveways, sidewalks, pool decks, and garage floors. Uneven concrete slabs around your home are a liability. If someone trips and gets hurt, you could end up facing an unpleasant and expensive lawsuit.

Slabjacking involves injecting polyurethane foam underneath the affected concrete via small, dime-sized holes. The foam expands to fill the voids, thereby raising the slab.

I called in Bay Area Underpinning for foundation work. They were wonderful answering my many concerns, I received prompt return calls, the work was completed within an appropriate time frame, and the best thing he stayed with the estimate to the dollar. I loved the engineer, time frame, and minimal damage repair. I didn't know how my house was going to respond and even the marble and windows handled well. Unfortunately I didn't get the exact lift I wanted in the office even though they tried their hardest. My advice — call them when the problem first arises and the outcome and the house will lift with ease. I definitely recommend BAU. Because I live on a hill one pillar had to be covered – done. I also had a French drain installed to divert the water which was recommended. Thank you

The permiting process took a long time, but that's not their fault. The cost was very high but competitive with another contractor.

Several months ago, I noticed that doors in my house were no longer closing and latching. Specifically, my front door no longer locked completely. Once I got it fully locked I could no longer open my front door anymore, so I knew I had foundation issues. I called Bay Area Underpinning to come look at my foundation and do some measurements. We discovered that my front living room was sinking approximately one and a half to 2 inches. The crew, Lance Sladek, Jake Hall, and Eddie Shaw, crawled under my house and dug 30 to 40 foot holes in the ground to install piers that would lift my foundation. These gentlemen worked in very cramped dirty conditions in 90-100° weather. I was extremely happy with their work and their dedication to doing the job correctly. My after the foundation lift, my front door as well as several other doors in my home were able to close and latch again.
