Foundation Movement Repair Using Drilled Concrete Piers
If your floors seem to be sloping and you live on a hillside, it could be due to movement in your foundation. You might also see drywall cracks and have trouble with doors and windows. At Bay Area Underpinning, our foundation experts in Walnut Creek, CA, can fix this kind of foundation movement using drilled concrete piers.
Drilled concrete piers are a perfect solution for areas with expansive soil, with potential for soil erosion, and where the soil’s upper layer is not very strong. These piers come with several advantages:
They can be installed in soil as well as rock
The drilled holes can be inspected visually
They can be used in expansive soils
They are strong and reliable
They are capable of supporting large loads
Slabjacking
Slabjacking is used to lift sunken concrete commonly found in driveways, sidewalks, pool decks, and even garage floors. Sunken concrete slabs are a trip hazard. If someone falls, you could find yourself facing a lawsuit. Slabjacking is a minimally-invasive technique that lifts sunken slabs:
The process starts by drilling small 5/8” holes into the affected concrete slab.
Polyurethane foam is then injected via the holes underneath the slab, where it expands to fill the void and raise the sunken concrete.
The drilled holes are then patched, and the area cleaned.
In just 15 minutes, once the foam cures, the concrete surface will be ready for vehicular traffic and regular use.

Brandon and his crew were wonderful to work with. We had pretty extensive movement in our foundation, and Brandon was knowledgeable and took the time to carefully explain all of our options and how each would look.
He and his crew were communicative and professional. Our biggest fear was that our new kitchen granite counters would crack in the lifting, but Brandon and his crew were extremely mindful of the situation, taking extra care and nothing cracked.
Thank you, Brandon!

I called in Bay Area Underpinning for foundation work. They were wonderful answering my many concerns, I received prompt return calls, the work was completed within an appropriate time frame, and the best thing he stayed with the estimate to the dollar. I loved the engineer, time frame, and minimal damage repair. I didn't know how my house was going to respond and even the marble and windows handled well. Unfortunately I didn't get the exact lift I wanted in the office even though they tried their hardest. My advice — call them when the problem first arises and the outcome and the house will lift with ease. I definitely recommend BAU. Because I live on a hill one pillar had to be covered – done. I also had a French drain installed to divert the water which was recommended. Thank you

Our house is 85 years old and has some cracking on the stucco, so I called for a free inspection to see if the problems were something we need to be concerned about. Daniel, our inspector, was prompt and friendly and explained everything he was doing and seeing as he took measurements and inspected the foundations. He said that while there are things we can do for earthquake retrofitting (and he did recommend a separate company for that if we wanted to do it) our problems were mostly cosmetic and nothing to worry about. He also took his measurements to be scanned in at his office and kept on file so that we can have him back out for another inspection in the future to compare, again, purely at our discretion. He was respectful, friendly, and straightforward and answered all of my questions. I'd definitely recommend them.

We had Daniel come out to take a look at our foundation to see if there were any issues that needed to be fixed under our home (a second opinion). After our first inspection we were told there were numerous issues that needed to be fixed that surely would have cost us thousands. We were considering the Earthquake Brace and Bolt program so the first inspection was a recommended foundation company through the EBB program.
Daniel came out and took his time measuring the house on the exterior and interior. He was super meticulous and took settling measurements and also went under our home and took photos of the foundation. He sat with us after and explained everything to us. Turns out our foundation is stable and not needing any work. Daniel was super professional and knows his trade very very well. He was very honest. I now have a company I would call back in a heart beat if I needed to have any foundational work done. I will also recommend them to any neighbors that need this kind of company. The estimate was free as well and Daniel also had no hesitation crawling under the house on a 101 degree day to check things out. 5 star company here. Do not hesitate and call them!

I will sleep much better tonight. I noticed a crack in my foundation and called Bay Area Underpinning. Hunter came out and walked the entire property and went underneath my house. He identified one other issue that I knew about besides the crack and told me they could fix that too. I had no idea you can call structural engineers for chimneys. His quote was fair to me and you can't beat the warranty and financing.
Today Jesus Villagomes and Erick Baez came out and fixed the crack, they also looked around underneath and reassured me AGAIN that my house was in good shape. Because I caught it early they were able to fill the crack and then add a carbon fiber exposy seal. They also sealed the crack from the outside, even though they had already filled it in under the house. They were professional, answered all my questions, no matter how many and honestly were just pleasant to work with. They also explained my maintenance plan so I knew what to expect. I would absolutely recommend this entire team, to stay professionally kind in high heat is amazing.
The Chimney job is pending and again, I'm ahead of the curve and not waiting for it to get worse.
