You can think of helical piers as giant screws. They’re quick and easy to install, and great for new construction projects requiring a deep foundation system. They’re a cost-effective alternative to more traditional concrete piers.
If your home was built on a hillside, you might experience foundation movement caused by settlement. This happens because over time soil that was at the top of the hill slowly makes it way down the hill. This can cause problems like sloping floors, doors that stick, and tiny cracks in drywall. Concrete piers drilled deep down into the bedrock are used to stabilize the structure.
Over time, concrete paths and walkways can experience movement caused by things like drainage problems, tree roots, and expansive clay soil. Because uneven concrete can be a safety hazard, it should be repaired as soon as possible to avoid liability issues.
Concrete is lifted via a simple, minimally-invasive process that involves injecting polyurethane foam under it. As the foam dries it lifts the concrete back into place. It’s less expensive than replacing the concrete and there’s no waiting period after the procedure is complete. You can use the path or walkway immediately.

Sometimes your home’s foundation is sound, but there are signs of settlement like cracked walls, and doors and windows that are out of alignment. This is usually caused by deteriorated screw jacks or crawl space support posts that have settled. We recently purchased a home in San Jose. In the report it stated that our home was fine and no foundation issues were noted. Upon moving in my wife noticed some cracks started to appear on the walls around the house. We contacted Bay Area underpinning to have them come and inspect our house. A couple of days before our appointment, Jim Rivera gave us a call to confirm the day and time of the appointment. This was the first positive experience we had with Jim and BAU. On the day of the appointment Jim called to let us know that he was 30 minutes away and showed up right on time. Once he arrived he listened to the issues we were noticing and then he went to work. He brought in some hi-tek tools and explained to us what the readings meant. Jim was extremely thorough and personable. He clearly has a lot of knowledge and showed us a bunch of photos that he took while he was in our crawlspace as well as photos of some exterior things that he noticed. Overall he said our home was in great condition with only minimal issues that we should address. He was very patient in answering all of our questions and provided us with a quote when he was finished. Foreman Andrew is incredible and a leader. We hired BAU to perform a whole house underpinning job from December 2022-March 2023. Our recently purchased 1950's home sat on expansive clay soil and had been settling for decades. The project was a big job and complicated by the winter rains that occurred throughout many days of the project. Andrew was extremely professional, knowledgeable about every aspect of the job and managed the entire project class and skill.He communicates very effectively and is transparent to assuage any concerns that we had on the project. He also shows up earlier than anyone, and works the entire day, rain or shine, in the mud and trenches with his team. This leadership was impressive. Since the completion of our project, he has remained available and came out to make some minor adjustments promptly and free of charge. We just bought a house and literally every single metal pier in the crawlspace was rusted out. Bay Are Underpinning came in and did an awesome job. Their inspector Aaron was super thorough in assessing the damage and explained everything in detail. Then, the repair crew of Eric, Jesus, and Andrew came in and knocked out the entire job in a day — a huge relief considering we had a ton of other work we need to get done before moving in. The work is not cheap, but they offer financing options and stand by their work, so I feel very good about the entire job.
