What Causes Concrete Slabs To Sink Or Become Uneven?

Concrete slabs become uneven and sink for many reasons, including:

How to Lift a Concrete Slab

Traditionally, mudjacking and complete slab replacement were the methods used for concrete slab repair, which were time-consuming, messy, and expensive. Today, modernized methods use polyurethane foam injection for repairing sunken or uneven concrete slabs, saving time and money. 

Mudjacking

Traditional mudjacking concrete lifting methods involve injecting a messy mixture of cement, soil, and water beneath the slab to lift and stabilize the concrete. However, this heavy slurry can lead to support issues for the slab, as the soil may struggle to bear the weight of the slurry and the concrete. Mudjacking has the potential to worsen existing issues.

Concrete Replacement

Complete concrete slab replacement involves removing the old, damaged slab and replacing it with freshly poured concrete to create a brand-new slab. This method is time-consuming, requiring several days for the concrete to cure, making the treated area unusable during this period. In addition, if the soil beneath the slab was not initially compacted properly, installing a new concrete slab will not address the underlying issue, allowing the problem to persist.

Within a few months of buying our first home, we noticed some troubling signs: bedroom doors swinging open or closed on their own, “bubbles” and creaks in sections of the newly renovated floors, and significant cracks splitting the concrete in our garage. Although two general inspectors assured us that our house was level, we reached out to Bay Area Underpinning (BAU) for a more detailed assessment—and we're so glad we did! Inspector Christopher Murray conducted a meticulous inspection with radar equipment. While technically our house was level, Christopher uncovered that our foundation was sinking by inches in multiple areas, explaining the issues we were experiencing. Though the news and associated repair cost were a bit daunting as new homeowners, Christopher’s knowledge, professionalism, and clear answers to all our questions reassured us that we were in good hands. With confidence, we decided to proceed with BAU for the repair. Fredy Mora and his crew did exceptional work with the demo of the old concrete slabs and the prep for lifting, working quickly and efficiently. We just bought a house, and literally every single metal pier in the crawlspace was rusted out. Bay Are Underpinning came in and did an awesome job. Their inspector Aaron was super thorough in assessing the damage and explained everything in detail. Then, the repair crew of Eric, Jesus, and Andrew came in and knocked out the entire job in a day — a huge relief considering we had a ton of other work we need to get done before moving in. The work is not cheap, but they offer financing options and stand by their work, so I feel very good about the entire job.

We had pretty extensive movement in our foundation, and Brandon was knowledgeable and took the time to carefully explain all of our options and how each would look. I will sleep much better tonight. I noticed a crack in my foundation and called Bay Area Underpinning. Hunter came out and walked the entire property and went underneath. He identified one other issue that I knew about besides the crack and told me they could fix that too. I had no idea you call structural engineers for chimneys. His quote was fair to me and you can't beat the warranty. Today Jesus Villagomes and Erick Baez came out and fixed the crack, they also looked around underneath and reassured me AGAIN that my house was in good shape. Because I caught it early they were able to fill the crack and then add a carbon fiber exposy seal. They also sealed the crack from the outside, even though they had already filled it in under the house. They were professional, answered all my questions, no matter how many and honestly were just pleasant to work with. They also explained my maintenance plan so I knew what to expect. I would absolutely recommend this entire team, to stay professionally kind in high heat is amazing.
