In other words, part of your foundation is sinking into the soil while other parts of it are not. We use heavy duty steel push piers to stabilize and lift the foundation.
Helical piers are so named because they’re shaped like helices. You can think of them as something like giant screws. They’re great for building deep foundations, and they’re less expensive than traditional concrete piers. Oh, and they install in no time flat.
Drilled Concrete Piers
Homes built on hillsides will sometimes experience settlement caused by soil erosion. This happens because all that soil that was under your foundation at the top of the hill eventually, over time, finds its way to the bottom of the hill. As your foundation starts to destabilize you’ll notice problems with windows and doors, sloped floors etc. We can stabilize the foundation by installing concrete piers deep down into the bedrock.
Polyurethane Foam Injection
If you’ve ever tripped on an uneven sidewalk, you’ve experienced an unfortunate side effect of sunken concrete. Concrete sinks for a variety of reasons including invasive tree roots, drainage problems, or expansive soil. We can re-level concrete using a minimally-invasive process that involves injecting polyurethane foam under the slab in order to raise it back up again. It’s cost-effective (less expensive than replacing the concrete) and you can use the walkway immediately after the repair is complete.
Crawl Space Screw Jack Replacement
Sometimes you might notice symptoms of foundation settlement even though you don’t have foundation problems. This is usually caused by deteriorated screw jacks or settled support posts in your crawl space. We can fix this by using the existing pier locks and then just removing/replacing the posts or screw jacks. The floor can then be lifted again.
The good news is that most of the time foundations don’t need to be replaced, they can be repaired. However, there are times when it’s either impossible, or not cost-effective to repair a foundation. In cases like these, the foundation needs to be replaced. We do both partial and full foundation replacements.
